HAP Investments, the mid-size real estate investment group responsible for new construction apartment buildings in Manhattan such as HAP 6 and HAP 4, has released plans for a new apartment building in Chelsea. The building, which is being called HAP 8, is located at 215-219 West 28th Street.

In a city that seems to be teeming with singles, there is some contradiction in the fact that it is often hard to find accommodation in New York City that’s specifically catered to unmarried folk, or even couples. These New Yorkers aren’t looking for a towering penthouse or a sprawling three-bedroom residence—they’re just looking for a compact, cozy space in the city that they can call home. However, such apartments are often hard to find, which is why 101 West 15th Street’s arrival in the rental market is probably going to be seen as a godsend by many of the city’s singles and couples.

Pier 57’s First Stage to Begin with Shipping Container Mall

First conceived of in 2009, the Pier 57 makeover, located across from the Westside Highway at 15th Street, is finally underway. The first stage of the development, headed by developer YoungWoo and Associates, will take the form of a mall made of shipping containers. YoungWoo and Associates will set up shipping containers as stores for approximately 60 retailers with an expected completion date of this April. The Hudson River Park Board and community advocates chose Lot-Ek and YoungWoo as the designers for the new Pier 57 over competing designs from the Related Companies and the Durst Organization. What they liked about Lot-Ek and YoungWoo’s design was the provisions for green space, reductions in vehicular trips, and the respect for the pier’s industrial history. One of the only questions is whether or not rents will go up in West Chelsea again once the project is completed.

If the classic rent-versus-buy debate in Manhattan real estate were a building, instead of a debate, it would be pre-war. But as old as that debate is -- and as academic as it is rendered by the high price of a Manhattan condo and the comparatively advantageous market for Manhattan luxury rentals -- it's worth remembering that renting in Manhattan isn't just for those who can't afford to buy in Manhattan.
