What Makes NYC’s Green Buildings So... Green?

What makes NYC's green buildings so... green?

Given that it is Earth Day today, we decided to check in with some of our green buildings in New York City, and find out what they actually do to be, well, green! Kermit the Frog may have said that “it’s not easy being green,” but these rental buildings prove that incorporating eco-friendly features in your home doesn’t mean that your luxury lifestyles will be compromised—on the contrary, they enhance it! Here are some examples of how some Manhattan residences are boosting their green quotient:

Paying Rent with a Credit Card? That’s Priceless

Paying rent with a credit card: that's priceless!

For most of us in New York City, the start of every month sees us either writing a check or withdrawing cash from the nearest ATM to pay our apartment rent. While this is a routine we have all got accustomed to, wouldn’t it be great if we could pay our rent using our credit cards instead? Think of the benefits involved—besides the relative ease and comfort in paying with plastic, we would also be able to rake up a whole lot of credit card reward points!

The Last Burst of Summer: August Rental Market Soars

Manhattan Luxury Real Estate - August Rental MarketAutumn is beginning to assert its balmy presence in New York City. With the days slowly becoming shorter, the neighborhood kids back in school, and the ferocious heat cooling to our current mild climate, summer is swiftly becoming a fond, not-quite-distant memory. Though August has ended, its effects will linger well into the fall. We’ve steadily posted throughout the summer about the boost the warmest season gives the Manhattan real estate market -- and predicted that the enthusiastic uptick of the market would continue. But the summer NYC rental season ended with a bang that exceeded even our small blog’s expectations. The Manhattan rental market has recovered completely from this time last year, and jumped ahead in some aspects more than others.

Battery Park City: LEEDing the Way in Green Rentals

There’s a lot of green in New York City…well New York City’s real estate market, and we’re not talking about money. Green building is a hot trend, and LEED certification is a surefire way of adding some appeal to what would otherwise be an ordinary rental. One of the more recent additions to Manhattan’s green rental market is Liberty Green in the city’s most sustainable neighborhood, Battery Park City. Yet Liberty Green is not alone; sustainability is rapidly-growing trend around the world, and New York City in particular.

Battery Park City has become a green mecca in Manhattan for a few reasons, aided by the fact that it is privately owned. All new property, both rentals and general real estate, must satisfy LEED requirements, a policy dating back to 2000, far before many other places followed suit. As a result, there is a vast array of green renting available in Battery Park City, with The Verdesian, The Solaire, Tribeca Green, and Liberty Luxe all certified at least to LEED Gold standards and open for new residents.

That Spring Bump In Manhattan Rental Prices? It's Late, But It's Here.

Studio vs 2 Bedroom Rental PricesHere at Luxury Rentals Manhattan we’ve kept an eagle-eye on the recently-calm state of the luxury rental market for you, although we'll admit that at times it was like watching paint dry. Month after month, and well into the anticipated warm-weather boom period, Manhattan rental stats remained boldly, brazenly blah -- up a healthy percentage over last year's counterparts, but inching up only a fraction of a percent month to month. Sure, we warned that a bump in Manhattan rental prices was coming -- we're a blog about Manhattan real estate, and as such know what's coming. But after months of the same warnings, a sort of a chicken little vibe became almost inescapable. As we’ve previously noted, rents barely rose month-to-month this year as landlords have remained prudent, hedging their bets on a a strong spring eliminating the last vestiges of ennui from the market. And now, as June dawns in a flurry of sticky 90 degree days, it seems like spring has finally sprung in the Manhattan luxury rental marketplace.

New York, Burger City: Two Manhattan Neighborhoods Snag Beloved Burgerterias

At Luxury Rentals Manhattan, we are not unaware that people browsing Manhattan rental apartment listings are often looking for different things. This is why we've built our search so that NYC apartment hunters can find apartments near subways and rental listings near parks and so on. It's our hope that a more focused and specific way to search Manhattan apartments will lead to a more satisfying and successful experience. That said, there is not currently a search function at LRM that enables you to find an apartment located near a delicious hamburger. For that, we use the LRM blog. No, seriously: we've covered Shake Shack pretty extensively in the past, and we're not going to stop doing that. We do it for you, readers. And also we do it because we're hungry, and because Shake Shack is delicious. And so it is with no small amount of delight that we inform Luxury Rentals Manhattan readers that rental listings in Battery Park City will very soon be rental listings near a delicious hamburger.

As we've written before, and proved time and again, the Luxury Rentals Manhattan blog is secretly about food. Yes, we write about Manhattan rental apartments most of the time, but from the neighborhood-enhancing aspects of Shake Shack to the farmers markets of the Financial District, we will definitely write something about food when the time's right (or when there's nothing else to write about). Today, thankfully, our two usual topics -- food and Manhattan luxury rentals -- have come together in a bit of good news involving the green rental listings of Battery Park City. As Manhattan real estate heads know, many Battery Park City rental listings are green rentals, but the ones developed by Manhattan green rental superstars The Albanese Organization have taken green building a step further -- by actually providing access to fresh greens (and tomatoes, and beans, and corn, and potatoes) to residents of Battery Park green rental stars The Solaire and The Verdesian. The pioneering CSA-delivery program set up by The Albanese Organization is another reason why they're officially LRM heroes, and more proof that Battery Park City is one of the greenest and most appealing places to live in Manhattan.
