February’s Rental Report: Downtown Still Dominates

Zumper's February’s Rental Report has been released, and its data revealed New York City’s rental market is still second only to San Francisco in its fierce competitiveness and monthly rental price. While 1- and 2-bedrooms are up 7.3 and 3.1 percent, respectively, from last year, February was a slightly less expensive month than January, showing a 1.8 decrease for 1-bedrooms and a 2.4 percent fall for 2-bedrooms.

These statistics beg the question — what neighborhoods top the charts in terms of competition and desirability? These factors are directly reflected in the price tags their residences demand.
It’s probably no surprise that while the trends in recent years have seen significant growth in the Brooklyn and Uptown markets, desirability is still significantly focused on Downtown Manhattan. The top four most expensive neighborhoods remain below 14th Street, with the fifth, Gramercy Park, hovering just above the line of demarcation–and Soho didn’t even make the cut.

Let’s take a look at some highly desirable luxury rentals in these five in-demand luxury neighborhoods, counting down by median rent for 1-bedrooms:

5. Gramercy Park, $4,000: Park 23
Located near Gramercy Park at 295 Park Avenue South, Park 23 is a landmarked building dating back to 1892 and offers modern luxury living in an historic pre-war building.
