Massive Property Unveils Massive Plans

Recently, the developer AvalonBay Communities unveiled plans at 321 East 96th Street that will transform the massive property into an equally massive 68-story residential building, along with three schools–one of which will soon be demolished for this plan, and two others in the Upper East and West side.

The total development will span 1.3 million square feet, with plans to leave 270,000 square feet for the schools. The developer has also revealed plans for 20,000 square feet of retail space.

The soon-to-be residential building will hold 1,100 apartments, and nearly 330 will be classified as affordable. Over 30 apartments will be made available for families earning 40 percent of the area median income, and roughly 300 will be for families making 60 percent of the area median income.

Although the project is a while away from being finalized, many locals are on board with the development and anticipate the spaces for the schools, which will open in 2021 and 2022. The residential portion of the development will not be completed until 2023.
