Update: Dock Street Site In DUMBO

Big news in Brooklyn: Two Trees Management Company began building on the Dock Street site in DUMBO. This building had received plentiful opposition because it will be blocking views of the Brooklyn Bridge. Celebrities even chimed into the decided opposition with protesters including, Helen Hunt, Gabriel Byrne, Gary Sinise, Ana Gasteyer, and more. Surviving this opposition, the Dock Street mixed-use building is currently ascending into the rendering that was released late last year.

The Storied History of Sheffield 57

When Sheffield 57, Sheffield 57 on 57th Streeta luxury Manhattan apartment building on 57th Street, was originally built in 1979, it was a colossal building, standing 58 stories tall and holding 845 New York apartments for rent that tended towards the small; it was a building for lower-income families who wouldn’t mind the cramped living conditions if it meant they could live in the Clinton neighborhood.

Fast forward to 2005, when real estate investor Kent Swig bought the building for a then-unheard of $418 million, with an eye towards consolidating the apartments for rent and turning them into luxury condos for sale. But the purchase and subsequent plans for renovation sparked a battle between the developer and the tenants who already lived there. Renters wondered what would happen to their apartments, whether they’d be able to stay, and if they’d be able to put the rent they’d already paid towards a purchase.

Two New Rental Buildings Scheduled to Open in 2012

396 Broadway on 92nd St.We’ve written that rental inventory will continue to be scarce in 2012, but we can report that there are two new buildings full of luxury apartments for rent currently scheduled to open this year. The first is the Windermere, located in the Upper West Side at 666 West End Avenue. It’s scheduled to open sometime this month. The other is 396 Broadway, a pre-war in Tribeca that should be finished by the fall. We took a look at these two buildings, to see how the Manhattan luxury rentals will look to the inhabitants who will eventually live in them.

The Windermere is a 23-story pre-war building on 92nd Street, originally constructed in 1927. It boasts 374 luxury units, and a limestone and brick façade. The building was purchased by Stellar Management near the end of 2010 for $68 million, and the company has spent an additional $10 million renovating the space and adding amenities to it. The Windermere now includes wireless internet, a gym, a lounge, and a roof deck.

Emerald Green Offshoots: Developers Behind Garment District Green Rental Emerald Green Planning 39th Street Spin-Off

There's no sense in trying to hide it: we at Luxury Rentals Manhattan love the Garment District's Emerald Green. The LEED-certified green rental building is not only one of the more intriguing new green rental listings in Manhattan, but Emerald Green's location -- 320 West 38th Street, if you're curious -- in a neighborhood otherwise fairly short on luxury rental listings (green or otherwise) makes it an especially intriguing development. More intriguing is the news that Glenwood, the heavy-hitter Manhattan real estate developers behind Emerald Green, are planning an Emerald Green sequel in the same neighborhood, at 330 West 39th Street. Even if Emerald Green weren't such a favorite of ours here at Luxury Rentals Manhattan, this would be an interesting development.
