Competing for You: Developers Aim to Please with Amenities

Last year, Luxury Rentals Manhattan shared some of our favorite building amenities — and it took a while to put together, since there are so many great spaces out there — and that may be for a good reason.  “Amenity creep” is what the New York Times used to describe the trend (especially as it applies to Brooklyn and Queens as new construction rentals pop up on the waterfront) of developers using better amenities and services to attract renters.  To be sure, attracting tenants in such a demanding market segment has become progressively more difficult, and the developers’ collective response was to compete with the best fixtures in-unit, and best amenities in-building.

Fall Rental Reports Show Slight Decrease in Rents

As the year nears its end, the latest monthly rental reports from various real estate companies have revealed that just like the temperatures in the city, the rents in Manhattan have also taken a dip, a dip that is particularly interesting given that there was a decrease in rents in the last month as well. However, as we mentioned in our analysis of last month’s rental report, despite the decreases, the average October rents are still at extremely high figures. For instance, the Elliman Report for October says that the average rental price for October was $3,856, an increase of 5.4% from the average rent of $3,658 for the same period last year.

Worries Beset the Manhattan Rental Market

The rise of the Manhattan luxury rental market may have peakedMuch has been made of the consistent rise in Manhattan rents in the face of adversity. In the midst of economic woes, the Manhattan luxury real estate world has prided itself on the steady rise of rental prices: the average monthly rent in Manhattan is up 8% from this time last year and is just $53 off the all-time market peak set in 2007. In spite of this remarkable success, many real estate experts view this trend in luxury rentals in Manhattan as unsustainable. With the market slowdown of winter approaching, signs are beginning to point to rents either remaining stable or declining for the first time since 2009.

Manhattan Luxury Rental Buildings: Now With More Luxury (And Market Share)

It's a trend we've written about over and over again -- with Manhattan condos seemingly a sketchier investment than in years past and still out of just about everyone's price range, more and more people are opting for Manhattan rental apartments over condos. There are, as we've also noted here at the Luxury Rentals Manhattan blog, good economic reasons for this, but there's another, simpler reason why the market for Manhattan rental apartments is surging while the condo market is stagnant. That other, simpler reason being that new construction Manhattan luxury rentals increasingly offer the same high-end finishes and fixtures, and similar suites of amenities and extras, as their condo counterparts -- and offer it without the economic anxieties that come with a mortgage, a co-op board, and all those other, less-desirable condo extras. But while it's not necessarily surprising that high-end luxury rentals are bouncing back from the Manhattan real estate downturn than condominiums, there's also more to the reason why this is so than the fact that both top-tier new construction NYC luxury rentals and high-end condos feature SubZero refrigerators and expansive suites of amenities. Although that obviously doesn't hurt.
